The Planning and Zoning Commission is a voluntary group of local
citizens appointed by the City Council for the purpose of advising on the scope
and direction of the city’s planning activities. They are responsible for seeing that their
decisions are in accordance with the City of
“Subdivision Regulations” are used to ensure residential neighborhoods are constructed according to sound principles and standards.
“Zoning” is used to implement the land-use plan and allows the City to set aside specific areas for residential, commercial, industrial, and other forms of urban development. The City Council is ultimately responsible for determining the appropriate district to apply to each parcel of land after initial review by the Planning & Zoning Commission. The Planning & Zoning Commission reviews all requests and any recommended changes are presented to the City Council for final consideration. The process of rezoning usually takes about two months.
Citizens needing to go before the Planning & Zoning Commission should make application at City Hall. Fees range from $20.00 to $60.00. Our staff will place the item on the agenda and notify surrounding property owners to give them an opportunity to attend the meeting to voice their concerns. If approval is granted, it may be necessary to meet with the Building Inspector, Scott Wallace, to take out the necessary permits.
The Planning and Zoning Commission is currently seeking citizens willing to serve on the board. This board deals with development issues inside the city and meets monthly on the third Monday of the month at 7 pm. Members must be residents of the city. The Building
Inspection Office has the primary responsibility to review plans and
construction documents for all residential and commercial construction. Plan
review is necessary for compliance with city ordinances as well as various
codes adopted by the City Council, including Building, Mechanical, Plumbing,
Fire and Electrical. Prices for permits vary
depending on the type and size of the construction, with a minimum permit fee
of $7.50.
Another consideration before
the Building Inspector is the condition of current vacant structures. Each year vacant homes and buildings are
inspected to ensure their safety. Property owners are contacted by the city to
either repair or demolish the structure. Failure to comply results in the
demolition of structures that have been declared hazardous. Since the inception
of this program in 2001, 74 structures have been demolished, eight have been
moved off the property and 34 owners have made the necessary repairs.
