B.A.#1026 – David Fowler – Request Variance Front Yard Setback Requirement for a Double Open Carport, Blk. 95, Lot 9, Original Town, 605 NW 11th.

 

Mr. Fowler stated the carport would be 5’ behind the sidewalk.  It would be constructed using 4” metal square tubing and c-purlin.  He stated that it would be flat where his house was flat and gabled where his house was gabled to match the roof line of his house.  He plans to go from the porch to the edge of his house not the edge of the existing concrete drive.  It would be tied into the house.

 

Mr. Fowler stated that he inadvertently built the driveway onto his neighbor’s property approximately 1-1/2 years ago.

Chase Gore, the neighbor at 607 NW 11th spoke in objection of the carport.  He stated approximately 3’ of slab is on his property but being a good neighbor, he did not require Mr. Fowler to remove it.  He stated he would like to see the carport built by a professional so it will look good.  Both Mr. Gore and Ms. Flores stated that as long as Mr. Fowler did not build on their property they were OK with the carport being built.  The Board advised Mr. Fowler he could not build out pass the edge of his home.

B.A.#1027 – Mike Pearson – Request Variance Front Yard Setback Requirement for a Single Open Carport, Blk. 14, Lot 7, White-Northwest, 900 NE 2nd.

 

Mr. Pearson stated that he had a contractor out of Odessa that would be building the carport.  It would be framed using 14 ga. Steel and the cover would be 26 ga. Steel.  It will be tied into the house.  The Board GRANTS variance front yard setback requirement for a carport at 900 NE 2nd.

Mr. Crain advised the Board that he manages these facility for the owner who lives in Ft. Worth.

 

Mitch advised that due to an increasing hardship for contractors working in this area, he has allowed Mr. Crain to park 5 RV’s on Lots 1, 2, and 3 in the Hillcrest Mobile Home Park.  Mr. Crain is requesting 5 additional lots be included to allow 2 RV’s per lot to be parked in the Mobile Home Park.  Spacing of the RV’s were discussed (10’ minimum) along with specific uses and stipulations.

 

The Board RECOMMENDS APPROVAL of Amending the Specific Use Permit with the following conditions:

 

1.         Each RV is limited to a maximum stay of six (6) months.

2.         Owner must provide and maintain beautification in the form of landscaping within 365 days.

3.         2 RV’s  will be allowed on each lot (Lots 1, 2, 3, 8, 9, 117, 119, 121 only) (see map attached)

4.         Fire Codes to be enforced.

5.         Owner to construct electrical pedestals with 30/50 amp

6.         Parking areas will have chat base.

7.         10’ Minimum side yard required.

8.         Revert back to Mobile Home lots,

    when no longer needed for RV

Z.C.#242 – Judd Porter – Porter & Company – Request Consideration of a Zone Change from “Single Family” to “Specific Use” for Office/Storage Facility, Blk. 2, Lots 8-9, Andrews Heights, 1201-1203 NW 1st Pl.

 

Mr. Porter advised they plan to build a 100x100 office/storage facility.  8 offices will be built in the SW corner of the building.  The remaining space will be used for storage for the grocery store as well as personal use.  The front of the building facing NW Ave K will be brick or rock front.  There will be 2- 14’ overhead doors on the east side of the building.  Parking spaces in front of the building along NW Ave K will also be included.  Mr. Porter stated the warehouse will probably include an additional cooler.

 

Mr. Porter stated all unloading will continue at the docks provided at the grocery store and they will use a fork lift to move merchandise to and from each location.  He has talked with TXU about relocating electrical lines.  All other utilities are in place.

 

Discussed conditions for the Specific Use.  Mr. Porter stated he would not be able to meet the 16’ height requirement in the proposed conditions.

 

The Board RECOMMENDS APPROVAL of a Zone Change from “Single Family” to “Specific Use for Office/Storage Facility, at 1201-1203 NW 1st Pl with the following conditions:
